A successful entrepreneur with a strong work ethic and a deep knowledge of our commercial marketplace Bob continues to broker many of the region’s largest and important commercial real estate transactions. Most recently Bob listed and sold the high profile Historic Coca-Cola Bottling Building on Preston Avenue in Charlottesville, creating a competitive environment and garnering multiple offers and favorable terms for his Seller client (under contract in 24 days; $2.7 million). Also notable, in the depths of the Great Recession, Bob listed and sold the high profile Charlottesville Ice Park property, the primary anchor on CVL’s Downtown Mall ($3 million); the Biotage Building in the UVA Research Park for a publicly traded Swedish corporation ($5.5 million), and a large warehouse/showroom facility in Zion Crossroads for a Pennsylvania firm ($1.35 million); remarkable production in a desert-like economic climate.
In fact, Bob is well recognized for representing landlords, buyers and tenants in a wide variety of key regional transactions; the 185,000 square foot lease of the old Thomasville plant in Fluvanna County, the purchase of the Charlottesville downtown gateway 400 Preston Ave building, the listing and sale of the 56 acre Canadian-owned Hafner Manufacturing Plant in Gordonsville, the listing and sale of the landmark SNL Building on the Downtown Mall, the purchase of the D&R Development 4-building parcel on the Downtown Mall, the sale of the prime infill 0.78 acres site on Water Street in Charlottesville, the listing and sale of a prime downtown 7-figure Medical facility, the 10 year 38,000 sf tenancy for the National Radio Astronomy Observatory, and a number of other significant commercial transactions in and around greater Charlottesville.
Bob was recognized as the 2001 Top Producer at Edward H. Brownfield Associates prior to forming Bob Kahn Realty & Investment in 2002, where he currently serves as president and principal broker. Bob has achieved his CCIM, an internationally recognized designation that signifies the highest level of knowledge and expertise in commercial real estate.
Bob’s clients deeply appreciate his dedication to their goals and his hard work on their behalf. His ongoing communication, and his expertise honed over more than a dozen years in our local commercial real estate market blend to give his clients insightful perspective at every decision point of the disposition or acquisition process. Understanding the ebb and flow of marketplace demand plus Bob’s extensive knowledge of the wide variety of contractual buy/sell and lease terms adds great value to each and every relationship, and maximizes the gain for each of his clients. His patience and keen listening skills, his strong sense of integrity, respect for both sides, and a not so gentle push at the right moment blend to make Bob an astute negotiator, someone known for getting the deal done for his clients.
Bob is deeply involved in our local business and civic community. He sits on the Advisory Board of the Salvation Army and is Chair of both the annual Red Kettle Campaign as well as the Telethon Committee. He is very active in the Blue Ridge Mountains Rotary Club where he is a Past President of the Club. He has also served on the Board of Directors of the Charlottesville Community Jewish Day School. Additionally Bob has served two terms on the Board of Directors of the VPTC (Virginia Piedmont Technology Council), has served in the fund raising effort for the local chapter of the IRC (International Rescue Committee), has volunteered in local and international Habitat for Humanity building projects, and is a graduate of the 1999 Leadership Charlottesville Program.
