A successful entrepreneur with a strong work ethic and a deep knowledge of our commercial marketplace Bob continues to broker many of the region’s largest and most important commercial real estate transactions. Most recently, in the depths of the Great Recession, Bob listed and sold the high profile Charlottesville Ice Park property, the primary anchor on CVL’s Downtown Mall, for $3 million; the Biotage Building in the UVA Research Park for a publicly traded Swedish corporation for $5.5M, and a large warehouse/showroom facility in Zion Crossroads for a Pennsylvania firm for $1.35M, all 2010 transactions. Remarkable production in a desert-like economic climate. In fact, Bob is well known for brokering a significant number of key large regional transactions including the 185,000 square foot lease of the old Thomasville plant in Fluvanna County, the purchase of the CVL downtown gateway 400 Preston Ave building, the listing and sale of the 56 acre Canadian-owned Hafner Manufacturing Plant in Gordonsville, VA, the listing and sale of the landmark SNL Building on the Downtown Mall, the purchase of the D&R Development 4-building parcel on the Downtown Mall, the sale of the prime infill 0.78 acres site on Water Street in CVL, the listing and sale of a prime downtown 7-figure Medical facility, the 10 year 38,000 sf tenancy for the National Radio Astronomy Observatory, and a variety of other significant commercial transactions in and around greater Charlottesville including the purchase and sale of prime commercial development parcels in Ruckersville and office building listings and sales in several office parks in our area. Additionally, he helps secure tenants for a wide range of properties for which Bob is the Exclusive Leasing agent.

Patience and keen listening skills, a strong sense of integrity, respect for both sides, and a not so gentle push at the right moment blend to make Bob an astute negotiator, someone known for getting the deal done for his clients. He has successfully represented a wide variety of national and local concerns in their greater Charlottesville commercial real estate decisions for Office, Industrial, Retail, Commercial Land, and income producing Investment properties.
Bob's expertise in Seller Representation covers a wide range of important area properties. He has successfully marketed, even during the most difficult of economic times, a wide variety of multi-million dollar Investment and Owner-User properties, from fully leased investment properties, to vacant properties, to complicated sale/leasebacks, to lease-up then sell transactions, and land development opportunities, each at attractive pricing for his Seller clients.
Acting as Exclusive Leasing Agent for property owners seeking Landlord Representation Bob has a highly respected reputation in the market for getting vacant or partially vacant buildings leased up, even in difficult markets. Landlords deeply appreciate Bob’s ongoing dialog with them as well as his dedication to their goals and his hard work on their behalf. He is early in recognizing changing market conditions and pro-active in recommending raising lease rates in a strengthening market, or easing rates in a softening environment.
Tenants deeply benefit from Bob's Tenant Representation. While touring a wide variety of properties is important, Bob's inside knowledge of current lease transactions helps him negotiate favorable lease terms for his tenant clients. Local, national and international concerns such as Von Holtzbrink Publishing and the NRAO (National Radio Astronomy Observatory) are among many concerns that call on Bob to help with their leasing needs in the greater Charlottesville marketplace.
Bob's Buyer Representation expertise combines current sales knowledge with a strong understanding of the strengths and weaknesses of the variety of owner/user and Investment opportunities in our market. Bob represents a variety of buyers, from prominent local buyers to divisions of Fortune 500 companies, in transactions ranging from the acquisition of important Downtown Mall properties to securing commercial land for corporations expanding in our marketplace.
